Our gas and electrical safety certificates

Many of the gas and electric safety certificates we provide are listed below:

A legal requirement for rental properties, this certificate confirms that all gas appliances in the home are safe. It must be renewed annually.

Mandatory for rental properties. While best practice is to have this carried out annually, most letting agencies will insist on it.

Landlords in Edinburgh are required under the Health and Safety Act to carry out a legionella risk assessment on their properties, this should be done at least every 2 years.

Assesses the condition of a property’s electrical installation and identifies any damage, defects or safety risks. It must be carried out at least every 5 years by a qualified electrician.

As of February 2022, these must be fitted in order to comply with the latest regulations.

These must be fitted in every room which has a boiler, fire or flue (even if the flue is just passing through this room, hidden within a void space).

Compliant and certificated work

Our certified plumbing, Gas Safe heating, electrical and renewables teams bring years of experience to every job, ensuring safe, reliable installation, repairs and maintenance that meet all industry standards.

Many of our services require a safety certificate, confirming that the work has been completed by a qualified engineer. Whether it’s rewiring a property or installing a new boiler or smoke alarms, safety always comes first, which is an important factor for all properties, especially family homes.

As a long-established family-run business, we’ve kept local homes and families safe for decades. Every job is carried out by a fully qualified engineer who can issue the appropriate gas and electrical safety certificate where required.

Gas and Electrical Safety Certificates – FAQs

Safety certificates confirm that your gas or electrical systems meet current safety standards. They protect your home, family, tenants, or business by identifying faults early and ensuring all appliances and installations are safe to use.

For landlords, many gas and electrical safety certificates are also a legal requirement in Edinburgh.

All inspections are completed by our fully qualified engineers, including Gas Safe-registered heating specialists and certified electricians. As a family-run business since 1913, we take pride in carrying out every check carefully and issuing the correct certificate once your property meets safety standards.

A gas safety certificate, also known as a CP12, confirms that all gas appliances, pipework and flues in a property have been checked by a qualified engineer and are safe to use.

For families, it provides peace of mind that your home’s heating and cooking systems meet legal safety standards.

PAT testing, or Portable Appliance Testing, is the process of checking electrical appliances to ensure they are safe to use.

For families and landlords, it helps prevent accidents or faults in everyday devices, giving peace of mind that all plugs, kettles, heaters and other appliances in the home are safe.

The frequency of gas and electric safety certificates depends on the type:

  • Gas Safety Certificate (CP12): must be renewed annually for rental properties.
  • EICR (Electrical Installation Condition Report): every 5 years.
  • PAT testing: usually annually for rental properties.
  • Legionella Risk Assessments: at least every 2 years.

Regular checks help keep homes safe for families and comply with legal requirements.

Landlords need Legionella risk assessments to identify and control bacteria in water systems that can cause Legionnaires’ disease.

Regular checks help keep tenants – including children and vulnerable family members – safe, ensure compliance with the Health and Safety Act, and reduce the risk of costly health or legal issues.
