Smoke and heat detection regulations in Scotland
Previous Government legislation stated that landlords needed to ensure maximum safety for their tenants, with the addition of smoke and heat detector installation.
As of February 2022, the legislation has been extended to all homes. This means that all homeowners must comply and every home in Scotland must have interlinked fire alarms. All smoke alarms must comply with mains and wiring standards.
In addition, smoke alarm maintenance needs to be carried out, to ensure that a long-life battery has been fitted and no wiring has been damaged. Any smoke alarm that was installed over 10 years ago must be replaced with a new model.
Visit the Scottish Government website for the latest information about fire alarm, smoke and heat detector regulations.

Smoke And Heat Detector Installation FAQs
- Ionisation alarms – sensitive to the small particles that are produced by fast flaming fires.
- Optical alarms – detect larger particles of smoke that tend to be produced by slow-burning fires.
- Multi-sensor alarms – cleverly designed to contain two different sending elements (optical and heat) and are recommended by UK Fire and Rescue services.
- Heat alarms – detect an increase in temperature only. They are mainly used in kitchens, lofts and garages as they are not sensitive to smoke.
